Pool Inspections

The inspection reviews the pool interior, resilience, dependability, smoothness and the ease of maintenance and sanitation associated with the surface of the pool.  Suggestions on remedies of any problems are made and the actual physical dimension are recorded for the clients future reference.

How long will the present coating last?

If there is a diving board, the pool depths are compared to the requirements of that length of board.

The condition of the board is examined and the diving board support is inspected.

Is there a proper cover for the floor drain? Are side wall suction ports properly covered to protect swimmers from getting stuck?

Are the surrounding lamp-posts (lights) a proper distance from the pool?

Is the underwater light functioning properly?

Are the steps stable and the correct size. Is a handrail required or suggested?

The equipment is looked at closely with the same intensity of inspection as listed above. We review each component and its relationship with the rest of the equipment.

What is the condition of the pump, filter and all other components seen?

Is the pump the right size for the pool gallonage?

Is the plumbing the right size for the pump?

Is the filter the right size for all other components?

We document Horse power, voltage, wiring condition, timer, receptacle and GFI function.

Is the pool and equipment bonded?

Is a proper junction box installed for the pool light and is it at the correct height?

Is the filter and associated equipment properly installed?

Are they level?

Are protective devices that are deemed necessary, in place? (vents, stacks,)

Do the valves work?

Are they positioned correctly for winter storage?

Is there a means of automatically sanitizing the pool?

Comments are not made on minor retail items such as nets, test kits, and manual vacuum cleaning equipment.

The fence, in New Jersey, is required with a swimming pool, so we absorb the responsibility of reviewing the fence and gates as part of the pool inspection.

Is it firm, sturdy, of the correct height for that particular township?

Does the gate only open outwards from the pool area?

Does it self close and self latch?

Is there no more than 4" at any opening between fence section, the fence and the ground or to the house?

The walkway gets a similar review to make sure that it is at the correct pitch and constructed so that it doesn't present a tripping hazard. The walkway also should not present a constant maintenance problem.

Has the walkway settled through the years?

Is there a tripping hazard between the walkway slabs themselves or the walkway and the pool?

What are the repair options?

Is the joint between the walkway and the pool itself properly constructed and maintained to be waterproof and resilient?

A firm foundation is required around the perimeter of the pool so that swimmers will not lose their balance or trip. (No loose brick or pavers that are not firmly secure)

The deck equipment is examined, as always, with dependability and safety in mind.

The elevation of the pool is considered and compared to the slope of the surrounding land. Proper drainage is always a concern for a pool owner.

There are many variations we run into, but space does not permit the detail of this here.

We take digital pictures of what we are reviewing so that everyone knows "what to call that thing". Many people do not know our terminology so the pictures help explain what we are referring too. Sometimes the pictures are kept in our files in case there is further explanation needed, we can then send them along. Often, if time allows, the pictures are included with the report at no additional change.
